Used standing in someone's driveway

Your site gets opened on a phone, outside a property, on a weak connection, while the person is deciding whether to knock. That is the environment it has to work in.

What's different here

Property sites are specified in a meeting and used in a car park. The gap shows up as heavy image galleries that stall on mobile data, map interfaces that fight a thumb, and search filters organised around how the listing feed is structured rather than how anyone decides. Meanwhile the feed itself — the thing the entire site depends on — is usually the least engineered part of the build.

Vertical-specific tactics

What web development looks like for brokerages, property managers and proptech platforms.

These are the plays that wouldn't appear on a generic web development page — they only make sense in real estate & proptech.

01

Treat the listing feed as production infrastructure

Feeds break, stall and go stale, and when they do the site silently shows properties that are gone and hides ones that are available. We build monitoring, staleness alerts and a visible last-synced state, because the failure mode otherwise is an agent finding out from an annoyed caller.

02

Budget images properly or the site is slow

Galleries are the entire payload on a property page. Correct formats, responsive sizes, lazy loading below the fold and an aggressive budget on the first screen. This is the single largest performance lever in the category and it is almost always left at whatever the theme did.

03

Retire listings without breaking the URL

Sold and let properties accumulate into thousands of pages. Removing them wastes accumulated links; leaving them live frustrates searchers. The workable pattern is keeping the page with clear status and routing to genuinely similar available stock — good for the visitor and it preserves the equity.

04

Build search around decisions, not around the schema

Commute time, pet policy, parking, deposit, chain-free, availability date. Filters that mirror the data model are easy to build and produce a lot of abandoned searches; filters that mirror how people choose take longer and are the reason anyone comes back.

The constraints

What holds brokerages, property managers and proptech platforms back

01

Portals own your demand

A large share of enquiry arrives through listing portals that charge for access to customers who are, in effect, theirs. Every year that dependency deepens, the negotiating position weakens, and the cost per lead rises regardless of what you do.

02

Vacancy cost is invisible

The cost of an empty unit — vacant days, turnover, re-letting fees, the discount to move it quickly — sits in operations while marketing budget sits in acquisition. The two numbers rarely appear on the same page, so retention never wins the argument.

03

Local search across many locations

Multi-office brokerages and multi-site managers compete in dozens of local results simultaneously. Most run one generic site and a set of near-identical location pages that rank for nothing, which is a structural problem rather than a content one.

04

The transaction cycle outlasts the attribution window

Someone browsing today may transact in eighteen months. Any measurement built on a ninety-day window will conclude that brand and content do nothing, and the budget will move accordingly.

Analytics & tracking

GA4, server-side conversion tracking, heatmaps, and a live dashboard showing which pages actually drive revenue.

07

Accessibility to WCAG 2.2 AA

Keyboard navigation, contrast, focus states, and screen-reader semantics — tested, not assumed.

08

30 days of post-launch support

We watch the analytics, fix what breaks, and ship the first round of conversion improvements on us.

The process

How this runs.

  1. Teardown & strategy

    Week 1

We audit your current site, funnel math, competitors, and analytics — then present exactly where revenue is leaking and what we'd change.

  2. Wireframe & copy

    Week 1–2

Message hierarchy and section-by-section wireframes. You approve the argument before we make it pretty.

  3. Design system & UI

    Week 2–3

High-fidelity design across every breakpoint, built as a reusable component system in Figma.

  4. Build & integrate

    Week 3–5

Next.js development, CMS wiring, CRM and analytics integration, QA across devices and browsers.

  5. Launch & optimize

    Week 6+

Zero-downtime launch, redirect mapping, then live conversion monitoring and the first optimization round.

Questions

Real Estate & PropTech questions, answered straight.

If your site is a formality and your enquiry genuinely all comes through portals, then yes — build the cheap one and put the money into the portal. But that is a decision to stay a tenant of someone else's demand permanently, and it should be made deliberately rather than by default. The case for owning the site is the same as the case for owning your database: it is the only channel whose cost per enquiry falls over time instead of rising with a rate card you do not control.
